Storefront Signs That Get Noticed and Get Approved

For more than 10 years, Uni Signs has designed, fabricated, and installed custom storefront signs for businesses across Katy, Houston, Sugar Land, The Woodlands, and the broader Greater Houston area. From single-tenant buildings to multi-tenant strip centers, our team has worked with retail stores, restaurants, medical practices, service businesses, and franchises of all types to create exterior signage that reflects their brand and gets them noticed from the street.

Most commercial tenants are required to submit their sign design for landlord approval before any fabrication begins, and nearly all exterior signs in Greater Houston require a city permit. Navigating both of those processes takes time, and mistakes cost money. Our team handles the entire process, from reviewing your lease's sign criteria and designing to spec through permit application, fabrication, and installation, so your sign is done right the first time and on schedule.

  • Full review of your lease sign criteria before design begins
  • Permit applications handled across all Greater Houston municipalities
  • Wide range of sign types, materials, and illumination options
  • Free on-site consultation and same-day quotes

How a Storefront Sign Project Works

We handle every step from your first site visit to the day your sign is installed and lit. No handoffs, no third parties, and no surprises on price or timeline.

Site Visit and Sign Criteria Review

We start with a free on-site visit to assess your building, measure your available sign area, and review any landlord sign criteria you have been given. Many commercial leases specify approved sign types, maximum dimensions, letter heights, illumination rules, and color restrictions. We read your criteria before we design anything so we do not waste your time or ours on a direction that will not get approved.

Design and Landlord Proof

We create a full-color digital rendering of your sign on a photo of your actual building face. This rendering is also what you submit to your landlord for approval. We format the artwork to meet their submission requirements and can revise based on their feedback before fabrication begins.

Permitting

Nearly every exterior sign in Greater Houston requires a city sign permit. For illuminated signs, an electrical permit may also be required. We handle all permit applications, engineering submissions where required, and city communications on your behalf. You never need to contact the city yourself.

Fabrication

Your sign is fabricated in our Katy facility using commercial-grade materials rated for Greater Houston's heat, humidity, and UV exposure. Whether it is an aluminum cabinet with a translucent face, dimensional painted letters, raceway-mounted channel letters, or a backlit panel, every component is built to your approved design and inspected before it leaves the shop.

Installation

Our licensed installation crew handles all mounting hardware, electrical connections for illuminated signs, and final positioning. We work on your schedule, coordinate with your landlord when required, and leave your storefront clean. Most storefront signs are installed in a single visit.

Frequently Asked Questions

Have a question not listed here? Call us at (832) 590-3690

My landlord gave me a sign criteria sheet. Can you work with that?
Yes, this is one of the most common situations we work with. Before we design anything, we review your lease sign criteria in full. These documents typically specify maximum sign dimensions, letter heights, approved sign types, illumination rules, cabinet depth limits, and sometimes even approved colors or materials. We design your sign to meet those specifications from the start, prepare the artwork in the format your landlord requires for submission, and can handle revision rounds if they request changes before approval. Once your landlord approves, we move directly into permitting and fabrication.
What types of storefront signs do you build?
We build the full range of commercial exterior signs. Cabinet signs, also called lightbox signs, are aluminum boxes with an illuminated translucent face, available in single-face and double-face configurations. Dimensional letter signs use individually fabricated letters mounted directly to the building face with no cabinet. Raceway-mounted signs attach the letters to a metal channel that houses the electrical components and mounts cleanly to the wall. We also build backlit and halo-lit signs, awning signs, blade and projecting signs, post and panel signs, and flat-cut metal or acrylic building identification signs. During your free consultation, we will walk you through which sign types are permitted by your landlord and which make the most visual impact for your specific location.
What cities and areas do you serve?
We serve the full Greater Houston metro area including Katy, Sugar Land, The Woodlands, Spring, Cypress, Conroe, Pearland, Pasadena, Baytown, League City, Missouri City, Stafford, Richmond, Tomball, Humble, and surrounding communities in Harris, Fort Bend, Montgomery, Brazoria, and Galveston counties.
How do I get started?
Call us or fill out the form on this page. We will come to your location for a free on-site visit, review your sign criteria if you have them, take measurements, and provide a clear quote. Most quotes are delivered the same day.
How much does a storefront sign cost?
Cost depends on the sign type, dimensions, number of faces, illumination, and materials. A basic non-illuminated dimensional letter sign or post and panel sign starts lower than an illuminated cabinet or raceway system. We provide itemized quotes after the site visit, and we aim to have them back to you the same day. Fill out the form and we will give you a clear number at no charge.
I am not sure what I need. Can you help?
Yes. Our team will visit your location, review your building and any landlord criteria, and recommend the right sign type, size, and mounting approach for your space and budget. If you have a sign criteria sheet from your landlord, bring it to the first meeting and we will walk through it together. You do not need to know anything about signage to get started.
Does every storefront sign in Houston require a permit?
In most cases, yes. Almost all exterior commercial signs in Greater Houston, Katy, Sugar Land, The Woodlands, and the surrounding municipalities require a city sign permit before installation. Illuminated signs typically also require an electrical permit. The specific requirements vary by city, by the sign type, and sometimes by the zoning district the property sits in. Our team handles all permit applications, engineering documentation where required, and all communication with the city on your behalf. We factor permit timelines into your project schedule so there are no surprises. In most cases, standard permit approvals in Greater Houston take two to four weeks, and we begin fabrication once the permit is in hand.
